How the maximum mortgage is calculated in Czechia

Since 2023/2024 the only binding ČNB limit is LTV — 80% of property value, 90% for applicants under 36 buying their own home. The ČNB scrapped its DTI and DSTI limits.

Banks still apply their own internal DSTI practice — the calculator indicatively uses a 45% income share and a +2 percentage point stress test, which is NOT an official ČNB limit, just common bank practice.

From 1 April 2026, investment mortgages (buying a third or further property, or a rental property) face a stricter 70% LTV and DTI 7 limit — this calculator covers only owner-occupier mortgages.
