How the maximum mortgage is calculated in the UK
UK lenders cap a mortgage at a multiple of gross annual income (Loan-to-Income, LTI). The standard is 4.5× combined income, but in 2026 several major lenders offer 5.5× as standard, and exceptionally 6× or more for selected borrower profiles.
The Bank of England limits any one lender's new mortgages at LTI ≥ 4.5× to no more than 15% of their total (the "flow limit") — a consultation published in April 2026 proposes removing this limit entirely.
LTV commonly goes up to 95% (a 5% deposit is enough). The calculator compares the LTI and LTV branches and applies whichever is stricter.
Affordability stress testing was relaxed after 2022. The calculator therefore shows only an informational payment line at rate +1 percentage point, not a binding limiting branch.

How much can I borrow on £40,000 income with a £30,000 co-borrower?
At the standard 4.5× combined income (£70,000), the maximum loan is £315,000.
Why do some lenders offer 5.5× or 6× income?
In 2026 several major lenders offer 5.5× as standard, exceptionally 6–6.5× for selected profiles. The 4.5× cap only applies to 85% of a lender's new-loan volume.
What is the Bank of England's 15% flow limit?
