How creditworthiness is calculated in Poland

The KNF's Rekomendacja S recommends a DSTI (payment-to-income ratio) of at most 40% if household income is at or below the average gross wage (PLN 9,600 per GUS Q1 2026 data), and 50% above that.

IMPORTANT: when calculating affordability, banks add a stress buffer to the current rate — for a rate fixed for at least 5 years this is a minimum of 2.5 percentage points, while for a variable rate banks commonly use a higher buffer (typically 5.0 percentage points). This is the opposite of what's sometimes stated incorrectly — a fixed rate has a LOWER buffer, not a higher one.

The recommended LTV is 80% of property value, exceptionally up to 90% with low-deposit insurance.

Why is DSTI sometimes 40% and sometimes 50%?

Why does a variable rate have a higher buffer than a fixed rate?

Since February 2023 the KNF recommends a minimum 2.5 percentage point buffer only for a rate fixed at least 5 years — for a variable rate, which can change more often, banks use a higher buffer (typically 5.0 percentage points).
