How the maximum mortgage is calculated in Hungary
The MNB caps the maximum loan payment via the JTM ratio to net income. The limit depends on how long the rate is fixed and whether income is above or below HUF 800,000/month (raised from HUF 600,000 from 1 January 2026): below the threshold 25% (fixation < 5 years), 35% (5–10 years) or 50% (≥ 10 years); above the threshold 30%, 40% or 60%.
So the longer the rate fixation, the higher the share of income that can go toward the payment.
HFM (Hungary's equivalent of LTV) caps the loan at 80% of property value, 90% for first-time buyers.
Loans below HUF 550,000 aren't subject to the JTM limit (the de minimis threshold) — the calculator doesn't account for this exception, it's mentioned for information only.
