How a Hungarian mortgage payment is calculated
A mortgage is repaid on an annuity basis — the payment stays constant during the rate-fixation period, only the interest/principal split changes.
M = P × i / (1 − (1 + i)⁻ⁿ), where P is the loan amount, i is the monthly rate (annual rate / 12) and n is the number of payments (years × 12).
Total interest is the difference between the sum of all payments and the original loan amount.
Only a few Hungarian banks (e.g. OTP) publish a public rate table — the calculator shows those; for others it's worth asking the bank directly.
Examples: loan amount → monthly payment (default rate, 30 years)

Frequently asked questions
How is the monthly mortgage payment calculated?
On an annuity basis, using M = P × i / (1 − (1+i)⁻ⁿ).
What is total interest?
The difference between the sum of all payments and the original loan amount.
Why does only one bank appear in the table?
Most Hungarian banks don't publish a public rate table — OTP is the exception with published products.
What does a rate-fixation period mean?
The period during which the rate doesn't change. A shorter fixation usually means a lower rate but more risk once it ends.
How much can I borrow on my income?
That's answered by the separate mortgage affordability calculator, applying the Hungarian JTM and HFM limits.
