How a Hungarian mortgage payment is calculated

A mortgage is repaid on an annuity basis — the payment stays constant during the rate-fixation period, only the interest/principal split changes.

M = P × i / (1 − (1 + i)⁻ⁿ), where P is the loan amount, i is the monthly rate (annual rate / 12) and n is the number of payments (years × 12).

Total interest is the difference between the sum of all payments and the original loan amount.

Only a few Hungarian banks (e.g. OTP) publish a public rate table — the calculator shows those; for others it's worth asking the bank directly.
