How the Bank of Slovenia calculates the maximum mortgage

Since 1 July 2023 the Bank of Slovenia (BSI) has set two simultaneously binding limits — the bank applies whichever is stricter. The first is DSTI: total loan payments cannot exceed 50% of net income.

The second is the minimum creditworthiness rule (minimum leftover): after all payments, the borrower must retain at least €745 per month for 2026 (unchanged since 2023, independent of the minimum wage), plus €286.08 per dependent child.

LTV is only a recommendation (non-binding): 80% of property value for a primary residence, 70% for other properties.
